Facade Inspection Of 5-Storey Above-Ground Buildings In Accordance with law 122
Protect Your Building's Exterior
The outside walls of a building, along with attached equipment like balconies, antennas, chimneys, and awnings, make up its facade.
Why Check the Facade of a 5-Storey Building?
To enhance safety, Quebec's government issued a decree on January 16, 2013, requiring the inspection of facades in buildings with five or more storeys every five years. An engineer or architect who is a member of the Ordre des Ingénieurs du Québec (OIQ) must sign the inspection report.
Additionally, the Régie du bâtiment du Québec (RBQ) mandates an inspection report every five years, starting ten years after construction. This report ensures that the building envelope doesn't pose any risks to pedestrians.

Our Services
For many years, Vicat consultants has been conducting building inspections in compliance with new legislation. Our services include:
-
Thorough visual inspections of the entire building envelope using aerial work platforms, cranes, and specialized equipment or specialized rope access teams.
-
A tactile inspection is described as a thorough examination of facades, during which the various elements of the external envelope can be probed, pushed, and pulled. In some cases, loose and unstable materials are removed from the facade to determine the underlying cause of their degradation.
-
Depending on the initial conditions of the facades, and the deficiencies and observations noted in the first two stages, exploratory openings (interior and/or exterior) are carried out to check concealed elements such as lintels, anchors, and others, in order to learn about their nature and state of preservation.
-
Assistance and advice for implementing emergency measures in case of hazardous conditions.
We Provide a Detailed Report
After the inspection, you'll receive a comprehensive report that can be added to the Régie du bâtiment du Québec register. This register contains all facade inspection reports, photographs, documents, and relevant information. It includes a list of construction work done, descriptions of repairs, maintenance, and modifications, our assessment of the facade's condition, and recommendations for addressing any defects found during the inspection.
What to Do If Your Building's Safety is Compromised
If a defect compromises your building's safety, promptly inform the Régie du bâtiment du Québec. Provide them with a list of necessary corrective actions and ensure they are completed. Once the work is finished, our engineers will prepare an inspection report confirming that the necessary measures have been taken to ensure the safety of your building.
